If you interest with this project, i will give you detail proposal. The Project Information Memorandum provides details of the proposed Bali Fantasi Resort project (“the project”) that is planned to come up in Buleleng regency, Bali province, Indonesia. The project will include 6-star hotel, 5-star hotel, 4-star hotel,  3-star hotel, Sport Complex, Service Apartment, Executive Resident, Art Gallery & Club House, Sea World, Marina Club House, Golf Area, Disney World & Amusement Park and Water World. The project is owned and will be developed and managed by PT. Margarana. 

 

We have mentioned previously that the investment board of Bali was upbeat it would attract new domestic and foreign investors in the northern part of Bali, including in Batuampar, Buleleng Regency, where PT Margana’s plantation area is located. The area is expected to be developed as an attractive coastal spot. People are discouraged from investing in agriculture and plantations because of the high price of land, as well as unpredictable environmental factors. 

The project will include 6-star hotel, 5-star hotel, 4-star hotel,  3-star hotel, Sport Complex, Service Apartment, Executive Resident, Art Gallery & Club House, Sea World, Marina Club House, Golf Area, Disney World & Amusement Park and Water World. The project is owned and will be developed and managed by PT. Margarana. 

 

Buleleng Regency is located on the northernmost island of Bali, which has the largest area among the 9 districts and cities in Bali covering almost 1/3 area of the island of Bali (± 1,365.88 Ha).  The regency shares land borders with Negara regency to the west, Tabanan , Bangli and  Badung regencies to the south , Karangasem  regency  to the east   and Java Sea to the north. Like other parts of Bali, Buleleng has tropical climate with average rainfall of 1365 mm per year. The rainy season occurs between October and April while the dry season between April and October. Buleleng regency has a territory area of 1,370 km2 consisting 9 districts namely Tejakula, Kubutambahan, Sawan, Buleleng, Sukasada, Banjar, Busungbiu, Seririt dan Gerokgak.

 

Bali province government decree’s no.4 in 1999 has designated two tourism areas in Buleleng regency namely 1) Kalibukuk better known as Lovina tourism area and 2) Batuampar tourism area. Lovina tourism area will have a 3,542 Ha of developing tourism area covering 7 villages namely: Pemaron Village, Tukad Mungga, Anturan, Kalibukbuk, Kaliasem, Temukus. Batuampar tourism area will cover a 14,124 Ha of developing tourism area covering 5 villages namely: Penyabangan, Bonyupoh, Pemuteran, Semberkima, dan Pejarakan.

 

In addition to land transportation, Buleleng regency also has a sea transportation facilities called Celukan Bawang port in Gerokgak district and Sangsit tradional port in Sawan district.. Furthermore, Buleleng regency has airport facility named Letkol Wisnu in Gerokgak district , which is expected to support transportation access and to act as magnet to stimulate new investment in Buleleng regency. 

 

Buleleng regency has unique social and cultural characteristics that set it apart from the rest of Bali. Stretching across almost the whole of northern Bali, its 144-kilometer coastline beckoned many foreign ships to drop anchor in bygone days. Arab and Chinese traders had a lasting influence on the people of this regency, and as a result their culture and arts evolved. An example of this is the Gong kebyar, in which two dance groups compete to the strains of gamelan music.

 

Old Buddhist temples, such as Kalibukbuk Buddhist temple, and Mongolian relics can be found in Buleleng. On the way to Lovina for a dolphin viewing tour, domestic tourists often stop in Singaraja to savor the local fare.  Lovina, located nine kilometers from Singaraja, the capital of Buleleng regency, is a long stretch of beach ideal for swimming, snorkeling and watching beautiful sunrises.

 

Historic remains include Puri Buleleng (Buleleng palace), which reflects the glorious days of the Buleleng kingdom. There is a bounty of sights for nature lovers, like Air Terjun Gitgit (Gitgit Waterfall) and Ambengan rice terraces in Sukasada district. Menjangan Island offers great underwater panoramas. The island is nicknamed the mini Bunaken after the Bunaken in Manado, North Sulawesi, which is internationally acclaimed as a diving destination.Buleleng also has an ecotourism village, Desa Wisata Pemuteran, located in Gerokgak district.

Topography of land

 

The description about the proposed land is as follows:

The land form relatively flat topography condition with land slope of between 2%-8%. This topography pictures is relatively supportive of physical development as it does not require cut and fill activities. In the southern part of Regional Street connecting Gilimanuk – Singaraja, the topography condition is undulating with land slope of between 8%-25%. This provides more panoramic view to the planned development area.

The ground water condition is mostly good, which only some part of the area’s water is classified as brackish water. The ground water depth is between 7 m-10 m with flow rate of between 20-30 liter/second. The source of water is located in the following villages: Banyu Poh , Penjarakan and Grogkgak. Several rivers with 8-10 meter of width and 5-7 m of depth , which will end at the Bali sea, provide surface water. Meanwhile, bathymetry survey conducted in this area shows this area has sea with moderate depth level of 50 meter, which is good for sailing activities.
